1. Listen to your lead.
It is your job to find your lead the perfect property and this can only be done if you know exactly what it is that they are looking for. Take time to ask them questions to probe what are the most important things that they are looking for in the new property and remind your applicant of these when you show them a property that fits them all. By listening to them you will be able to compile a shortlist of suitable properties that suit their needs ready for the viewing.
2. Make each property welcoming.
Empty properties can easily look uninviting. So if this is the case, try and go ahead to the property to check its condition and also to check how you get access and that the keys work. First impressions really do count so your lead is likely to be extremely disappointed walking into a musty smelling property which you have assured them is perfect for their needs. Where you can, turn on the air conditioning, open the curtains and most importantly take your time to familiarise yourself with the property so that you can show the property at its best.
3. Marketing details.
Prepare marketing details for your lead in advance of the viewing. Viewing numerous properties at one time can be overwhelming and it is easy to forget what you saw at the very beginning of your tour when you have seen eight different properties. Where possible include images, maps, and all the rates of the building so your lead has everything to hand and to save them asking you.
4. Be attentive.
Throughout your viewing be sure to ask questions to get feedback on each property.
