The volume of mixed-use developments has been increasing rapidly centred in big cities across Vietnam, according to the latest research from real estate firm Savills.
The concept of a “mixed-use development” is well-established in many countries, such as Singapore, Thailand, Philippines, and is now more popular in Vietnam. Savills’ examines the developing trend.
The convenience mixed-use developments are now undeniably enclosed with shopping centres, ranging from thousands to tens of thousands of sqm. These shopping centres serve to meet almost all daily requirements of people living in the developments from shopping areas to F&B outlets, movie theatre, convenience store, etc.
Residents can relax and enjoy their life right in the projects without going anywhere. The Vincom Mega Mall Thao Dien located in front of Masteri Thao Dien is a typical example. Opened since December 2015, the mall provides a range of mid- to high-end brand shops, restaurant, cinema and entertainment facilities. It will be ready to cater to the daily demands of Masteri Thao Dien’s residents towards the end of 2016.
Green space planning
It is easy to recognise that most of the current mixed-use developments always ensure that green space is maximised. Developers of these projects often pay more attention on public areas, such as parks, walking paths, community areas, so that the residents can enjoy their life to the fullest.
In big cities such as Hanoi and Ho Chi Minh City, new mixed-use developments such as Times City and Ecopark (Hanoi) and Vinhomes Central Park (pictured) and Diamond Island (HCMC) have been designed and built with a commitment from the developers to bring the perfect living space in harmony with nature.
Modern living environment
One of the greatest values of a mixed-use development is the living environment – a preeminent community with a host of facilities: big pool, tennis and football courts, playgrounds, sports area, 24hour security, day care/ primary school, international management service, etc. Meeting the needs of all generations from entertainment to healthcare is a growing trend, so called ‘cradle-to-grave’ developments.
These factors help to maximise the living standard and lifestyle of a civilised and modern community.
