7 tips to choose a real estate agent

Make sure you pick the right real estate with this online guide.

There are many ways to profit from Vietnam’s buoyant property market. Individuals can invest in condominiums in Ho Chi Minh City, developers can build residential schemes and real estate agents can reap the benefits of a moving market. Whether you are looking to sell, buy or rent property in Vietnam, it is important to work with a credible real estate agent.

A growing market brings with it more agents wanting to ride on its success. You may find it hard to pick one with so many to choose from. So take time to do your homework before selecting an agent to work with.

1. Reputation.

There is no better testament to any service than good feedback. Word of mouth recommendations hold a lot of weight. More recently, reviews can be online through Facebook and other forums. Check the real estate agent’s testimonials and don’t be afraid to get in contact with those leaving the review should you require any further information.

2. Track record.

If your neighbour has just successfully sold their condominium, then using the same agent who has a proven track record will be to your advantage. The developer may even recommend a particular agent for the building. That agent will have extensive knowledge of the project who everyone goes to when looking to buy, sell or rent there.

3. Listings.

Check out the agents listings. If they only have a few this may mean that they are not that well established. On the other hand, too many and they may not keep their stock up to date or have time to look after you.

4. Proactive.

How proactive your agent is a good representation of their thirst to do a deal. You want an agent to work hard for you. To contact you as soon as they have found a suitable property for you rather than you continually having to chase them. Similarly, are they suggesting new ideas to help sell your property and a new market strategy should it not been receiving much interest?

5. Responsive.

Likewise is your agent responding to you quickly? Are they being attentive to your needs? You don’t want to flood them with requests, but you do not want to work with someone who you cannot get hold of.

6. Market knowledge.

It is vital that the real estate agent has a good understanding of the current state of the market. This will help guide you through the process for a swift transaction. They will be able to advise you if you need to rent your property furnished, the correct marketing price or whether you need to be negotiable.

7. Welcoming.

Last but not least, ask yourself whether you get on with the agent. You don’t need to be best friends, but you do need to be able to have a good relationship to help smooth out the process. Remember a good salesperson will get on with anyone.
